Quality Appraisal Reviews with Property Valuation Group
As said in a statement by the Federal Reserve, "financial institutions must have an effective, unbiased real estate appraisal and evaluation plan," and that appraisers performing reviews ought to "have the knowledge and skills to determine compliance with the Federal Reserves appraisal rules and guidelines." At Property Valuation Group, we provide appraisal review services that are objective, qualified, professional and in accordance with the Federal Reserve's regulations.
If you have questions about an appraisal, or if you need a real estate appraisal review, call Property Valuation Group today.
As stated by the Federal Reserve, appraisal reviews "should conclude whether the appraisal or evaluation is fitting for the transaction, the risk of the transaction, and whether the practices by which the collateral valuation is acquired ensures independence and quality." They "should also demonstrate whether the appraisal or evaluation report matches the letter of engagement, which gives an account of the scope of the appraisal assignment." Lastly, the Federal Reserve says that "some institutions add periodic reviews with post-funding assessments of appraisal quality for a few of their high-liability or higher-value transactions as a channel to assist in revealing valuation complications."
In addition to adapting our work to the forms and guidelines of our review clients, there are four Fannie Mae forms that are widely used for review services, and we'll produce an appraisal review on any of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. At Property Valuation Group, we're skilled in every form of appraisal review, review practice and the obligations of review appraisers.
We're aware of what the biggest defects are, specifically in our home market. We also know what represents a quality appraisal. Concurrently, we are professional enough to recognize that the competitors in our market are qualified to do a great job. The Uniform Standards of Professional Appraisal Practice, or USPAP, govern appraisal reviews and appraisal reports, and you can rely on us to lawfully valuate appraisal reports done by others. And those others might be studying our work, too!
You can count on Property Valuation Group for our independent judgment, because we offer professional, objective, ethical appraisal review services for our clients. Contact Property Valuation Group to learn more about our qualifications, expertise and service offerings.
